The Coach House started life as a derelict building in a conservation area — no mains services, no damp proofing and a roof that had already failed. Our client wanted it turned into a modern home to live in, without losing the character that ties it to the area.
We took it back to its bones and rebuilt it properly: new floors with a full damp-proof course, fresh mains services and drainage installed from scratch, and a completely rebuilt roof, re-slated to tie in with the conservation area. Inside, we created bright, open-plan living with a modern kitchen and a step-free, disabled-friendly wet room, finished with smart-home controls and sound throughout.
Outside, the same care shaped the setting — on-site parking, slabbed grounds and a new retaining wall in reclaimed brick to match the area, plus an EV charger and a solar PV and battery system tucked behind timber cladding with its own slated roof, so none of the kit is on show. A bespoke cedar and galvanised-steel gate completes it, ducted and ready for electric gates in future.
The result is a derelict building brought back to life: a warm, accessible, energy-efficient home that sits naturally in its conservation setting.
